Joe Kirby, a former Director of Sales Training who embarked on his journey in the apartment leasing industry back in 2011. During his on-site tenure, Joe gained invaluable experience across various asset classes and performance scenarios. As a proven top performer, he earned travel assignments as a Sales Manager, overseeing properties in six different states. His expertise extended to managing crisis properties, reconstruction lease-ups, underperforming lease-ups, and culminated in a successful launch of a brand-new lease-up, from pre-leasing to initial occupancy.
Notably, Joe directly trained and mentored the top sales award winners in both 2015 and 2016, which led to his promotion to the corporate office.
Joe carved out a unique identity as 'That TPA Guy,' specializing in Telephone Performance Analysis (TPA), a service offered by LeaseHawk.
Throughout his on-site career, Joe's company had 26 benchmarks for phone call performance. He developed an effective system that consistently delivered results, maintaining a career scoring average of over 99%.
In his final year on-site, an impressive 39% of his qualified callers closed over the phone without the need for appointment. With this skill set in place, his team had more bandwidth to focus on other opportunities, ultimately enhancing overall occupancy rates and customer experience.
Upon transitioning to the corporate level, Joe played a pivotal role in modernizing these benchmarks, making them more effective for leasing professionals looking to master over-the-phone conversions, a skill he had honed during his on-site tenure. When the COVID-19 pandemic brought the world to a standstill, leasing teams were already well-equipped to secure leases over the phone, eliminating the need for physical appointments.
After elevating the company's minimum standards and introducing a revamped phone call training program to bolster performance, the results were remarkable. Consistently, each month witnessed 40 to 50 individuals achieving a remarkable score of 90% or higher, with a minimum requirement of 4 or more scored calls.
Joe had a multifaceted role, facilitating courses in sales, marketing, and customer services, including new hire training. He was responsible for managing the sales mentor program, overseeing the first-step promotion process for leasing associates, and guiding participants through the step-two development program, preparing future leaders in the field.
One of Joe's most cherished courses required the attendance of Facilities, Operations, Leasing, and newly hired Corporate Employees. This program fostered teamwork and collaboration, ultimately boosting customer satisfaction. Joe's most rewarding feedback was witnessing the transformation in the body language of Facilities team members who initially expected a routine training session. Instead, they encountered an advocate for teamwork and a deeper understanding of the demands placed on Facilities teams.
Drawing from his experience at numerous crisis properties, Joe recognized the vital role of collaboration with Facilities and placed a strong emphasis on effective communication and mutual support. Through this course, he bridged the gap between Facilities and Leasing professionals, shedding light on the challenges faced by both groups and fostering a culture of cooperation. Additionally, Joe used this opportunity to provide Facilities with insights into the interactions and demands faced by Operations Managers, creating a more holistic understanding within the organization.
